M3 Alt Belt tensioner, brakes, rotors

So I have a few repair issues that you guys can hopefully help me out with.

First issue, cold start up, belt problem. The probelm is that every time I start the car up after sitting for a prolonged period, there is an irritating intermittent screeching noise that continues until the temp gauge is just passing out of the cold area. Its hard to pinpoint the exact location of origin, but it sounds like it is coming from the alternator area. The belt tensioner is right there so I am thinking it is old and not producing enough tension on the pulley. The belts look like they are in fairly good shape. What do you guys think?

Brakes:
My brake pad sensor went on about a week-two weeks ago. Is it important that I replace the brakes immediately? I drive the car about 30-75 miles a week or less. The reason I ask is that I really have no time right now to change brakes and was hoping to postpone the job until the end of May. I was planning on buying:
-Axxis Ultima pads at Cobalt Friction
-ATE Powerdisks... or OEM(probably OEM Brembos) from Bimmerparts
-Possibly SS brake lines... dont know from where
Oh, and I need new brake pad sensors. What do you guys think? Thanks again-Evan

Pullies. Replace all three of them. Bimmerparts.com has good prices. Do a search.

If your pads totally wear out, you will ruin the rotors, and your stopping distance may increase. If you are putting new rotors on anyway, I guess it doesn't matter, however.

thats good to know, I thought I might run the risk of ruining the calipers aswell.

I wouldnt wait that long to change your pads, you don't have time until end of May?? If you can look at least look at them before driving to see how much pad is left, you may be able to get away with it.

I've heard that the SS brake lines are not worth it for a street driven car, they are less durable than the OEM rubber lines (need to be replaced every year or two?)

My car also screeches, maybe I'll throw some money at the pullies...

Thanks for the comments Black Box, I will check the pads this week. I also just purchased Axxis Ultimates and Brembo blanks today so hopefully I can find time to do the service. I opted against the SS lines.

I just made an order for pullies and one tensioner... and t-stat, and housing so maybe I can devote one day to maintenance over the next two weeks or so.
